In our experience, the appraisal came after the offer and the offer included the downpayment so if the appraisal comes in under then then someone either has to put in more money or offer more concessions. Thus, the appraisals come in just above the offer. If it were too far over then there is the chance the buyer would want to start rolling things into the loan, so the $1000 acts as a cap. This has happened to 100% of the people in my office that bought a house in the last 2 months.

That's interesting. The three home transactions (2 buying, 1 selling) we've been a part of all had appraisals come in bang on the agreed selling price.

When was the last time you bought/sold? Since the housing crash, they've come down hard on appraisers. They are more strict now, instead of the *wink wink* hey the house just appraised for the selling price!tifosi77 wrote:That's interesting. Altho I do remember our loan officer (same guy for both purchases) telling us the appraisal process was going to be different this last time around. Which sorta scared us, because in order to get the house we removed the appraisal contingency from our offer.......

Just put diesel in their tank. Carry a funnel in your vehicle to make it easier. When confronted, tell them you felt like being a nice guy and wanted to fill a random person's tank as well as your own today and you thought their vehicle must be a diesel since it's parked in front of the green handled pump. You were just trying to make their day...

lol, no. We have a jetta tdi and a 97 12 valve cummins, both of which are bone stock. No stacks... hell, it barely blows smoke. Working on a benefits budget assignment for a class. They give you employee percentages (single, married no kids, married w kids), total number of employees, and in the cost table, they have medical costs per employee for each group of employees. Problem is, the prompt only says 68% have a PPO, 30% have an HMO, and 2% don't do any of that, but it doesn't specify how those percentages relate to the employee numbers (so how does that 68% include the single persons, the families, etc). I could've been done 20 minutes ago, but now have to wait to get a clarification on how those percentages are represented in the employee numbers.
