Is PFIDC's interest/mortgage situation really that surprising? The first couple years on most home loans are going to be in that 80/20-70/30 range.

Yep. I really want to go no mortgage next time around. Well, not conventional anyway. I'd want to buy the home and land outright and get a loan for the improvements/construction.

You would be boo boo the foo to not take a loan. Money is as cheap as ever.

dodint wrote:The other infuriating thing for me has been that medical expenses don't kick in until after 7.5% of your AGI. That is conveniently below our out of pocket insurance cap so we can max out the cap and then are unable to claim anything. The year we maxed her cap out for two years in two months was the year I doubled my income for just that year, so I couldn't claim that either. :face:
its 10% now unless you are really old. thanks Obama.

We have a 30 year right at 4% that we got back in 2011. May try to refinance at some point, but still pretty happy with it.

You'll regret those mortgages, if we go into decades of deflation. ;)

lol we did the same with part of ours. Paid my MIL back for Sammy's final vet visit. I made 2 mortgage payments, paid my wife's CC down to $0, and booked an amazing Friday night birthday surprise for my wife with our return.

Same here. For anyone looking to increase the equity of their home without increasing their mortgage payment, you should switch from paying your mortgage from a monthly payment to paying it weekly. I did this when I refinanced and I don't pay any more than I would if I kept the payments monthly. So instead of one $1000 payment I make four $250 payments. The result is that each quarter, an extra month's worth of principle is applied to my balance. I've been able to drastically reduce my principle and interest payments as a result.

No, his point, which I agree with, is if you are getting a large return, absent unusual circumstances, you are doing something wrong. Why give Uncle Sam an interest-free loan of your own money?

Ah, I see. We like getting a large lump sum because it kind of forces us to live below our means throughout the year, then we get a huge gift in mid-March.

That'll be enough out of you, dodint and the like. What meow and his ilk do is completely, 100% the correct thing to do.

I was able to triple my return from last year through some investments.
